About the project

We purchased the property in July 2018 and used a hyrbid planning strategy to achieve our desired outcome. Using permitted development rights, we gained permission for a number of flats on the ground floor utilising a dilapidated garage. We were then able to use to gain permission for a shop & HMO.

The property was originally rented to a hairdresser downstairs and a tenant on housing benefit above. They were in situ as we went through the planning process and moved out and were re-homed straight away as we started works.

We demolished the rear garage and rebuilt it and with the planning, were able to attach it to the main building creating a large kitchen/living space for 4 occupants. The retail unit was reduced in size to make way for a bedroom for the HMO, and then was re-decorated as a shell for a new commercial occupier.

The build went to schedule and we were able to fully let the rooms to young professionals within a couple of months. The retail unit is now also let to a convenience store on a 15 year lease.

 

The conversion
The property was damp-proofed and re-built from scratch internally including the following major works:
  • DPC on ground floor
  • New internal walls throughout
  • New ground floor extension to form kitchen and dining/living space to suit HMO license specifications.
  • New en-suites throughout to 4no. bedroom
  • Creation of a small 30m2 retail unit to house a convenience store
